关于搬家费的巨大误区
我们这里涉及的其实是个税务问题,但是和房屋买卖又紧密相关。Moving Expense,也就是我们所说的搬家费,在加拿大税法中的解释还是蛮复杂的。首先特别需要强调的有一点,这里的搬家费和我们从中国来的同胞脑海里自然形成的认识有天壤之别。我们通常理解的搬家费是雇请搬家公司的费用,不过几百,最多不过上千而已,而实际可以申报的搬家费涵盖远不止这一项,因此而产生的税务退税也会令你大吃一惊,可以说我们关于搬家费的理解有着巨大误区。

这里简要列出下列要点。那些人享有申报搬家费的权利

1.       雇员Employee

2.       自雇人士Self-Employed

3.       全职学生Full Time Student

申报搬家费的必要条件

新家到工作地点的距离要比旧家到工作地点的距离至少近40公里。

那些费用可以申报

1.    运输和存储费用packing, hauling, in-transit storage, and insurance

2.   交通费用vehicle expenses

3.   食宿费up to 15 days for meals and accommodation

4.   租约违约费用cost of cancelling a lease for your old residence

5.   新房涉及的律师及公正费用legal fees for the purchase of the new residence

6.   售卖旧房的费用cost of selling your old residence, including advertising, legal fees, real estate commission, and mortgage penalty

那些费用不可申报

1.       修缮旧房以利销售的费用

2.       销售 旧房产生的损失

3.       买新房产生的差旅费

4.       找新工作而产生旅行费用

5.       修理和清洁租用房的费用

6.       替换个人使用器具的费用

7.       延迟销售旧房因市场变化而产生的损失
